These terms set out how Shaheen Estates provides property advice, listings and transaction support, what you can expect from us, and what we expect from you. Please read them before you engage us or rely on anything we publish.
They apply to our website at www.shaheenestates.com, to our Facebook, Instagram and WhatsApp channels, to our advertisements and listings, and to any consultancy or transaction work we carry out for you. By engaging us, submitting an enquiry, or using our website, you accept these terms.
1. Who we are
Shaheen Estates ("we", "us", "our") is a real estate dealership and land-investment consultancy based in Sargodha, Punjab, Pakistan. In these terms, "you" means the client, enquirer or website visitor.

2. What we do

3. What we are not
To avoid any misunderstanding:
- We are not a developer or a housing society, and we are not the sales arm of any one of them. We are independent advisers.
- We are not a bank, lender or deposit-taking institution. We do not accept money for investment, do not operate any pooled fund or investment scheme, and do not pay profit or rent on money held.
- We are not your lawyer, tax adviser or surveyor. Where a matter requires legal, tax or technical opinion, we will tell you to obtain it independently.
- We do not guarantee possession, approval or delivery by any society or developer. Those are their obligations, not ours.
4. Nature of our advice
Our advice is a professional opinion formed from checks we carry out on the ground and on paper as at the date it is given. It is honest, it is documented, and it is the same advice we would act on ourselves — but it remains an opinion about a market that moves.
- Every written recommendation we issue names its risks and downside alongside the upside. Read that section; it is the most important part of the document.
- Where we believe the right answer is to wait, we will say so, even where that costs us the transaction.
- Advice is given for your stated budget, purpose and timeline. It is not transferable to another person or another set of circumstances without a fresh consultation.
- Advice given verbally, on WhatsApp or on a call is indicative. Where a decision matters, ask us for it in writing — we will provide it.
- The final decision to buy, sell, hold or wait is always yours. We advise; we do not pressure, and we will not push you to decide before you have consulted your family.
5. No guaranteed returns
Read this before you rely on any figure we quote
Property values in Pakistan can rise and can fall. Development timelines slip. Society approvals can be delayed, varied or withdrawn. Rates quoted for an area reflect what has recently been recorded, not what will happen next.
We do not promise, guarantee or imply any profit, rate of return, resale price, rental yield or timeframe for appreciation. Any projection or comparison we share is an illustration based on stated assumptions — not a forecast, and not a commitment.
If anyone representing themselves as Shaheen Estates offers you a guaranteed return, a fixed profit percentage, a "risk-free" investment or a "sure shot" plot, they are acting outside these terms and outside our instructions. Report it to us at [ email address ].
6. Listings, rates & availability
- Every listing shows a price or price range. We do not publish "call for price".
- A price range is indicative and dated. It reflects the asking position at the time of publication and is subject to the owner's confirmation and to negotiation.
- Availability changes daily. A property shown in an advertisement, on our website or on social media may already be under offer or sold by the time you enquire.
- Areas, dimensions, boundaries and plot numbers are taken from the seller's documents and the society record. They should be independently confirmed at transfer.
- Photographs, drone footage and video are of the actual property offered. We do not stage a plot to look more developed than it is — but images cannot show every condition, and are not a substitute for a site visit.
- Instalment plans, transfer charges, society dues and development charges are set by the seller or the society, not by us, and can change.
7. Verification & the "Site Verified" badge
Where a listing carries our Site Verified badge, it means a member of our team has physically inspected the property and checked the available record as at the date shown on the badge.
Verification confirms what we found, on the date we found it. It is not a title guarantee, not an insurance, and not a warranty against a defect that is not discoverable from a site inspection and the record available to us — for example an undisclosed encumbrance, a forged upstream document, or a subsequent change in society policy.
For any transaction of significance we recommend an independent legal search before payment. We will cooperate fully with your lawyer.
8. Our fees
- Our commission or consultancy fee is agreed and disclosed in writing before we start work. There are no hidden charges and no surprise deductions at transfer.
- We do not take an undisclosed commission from both sides of a transaction. Where we act for both parties with their knowledge, both are told in writing.
- Our fee is for our service. It is separate from transfer fees, society charges, stamp duty, taxes and registry costs, which are payable to the relevant party or authority.
- Unless agreed otherwise in writing, our fee becomes payable on completion of the transaction we were engaged for.
- Where a consultancy engagement does not lead to a purchase, any fee for that consultancy is as agreed at the outset — and where no fee was agreed, none is payable.
9. Payments & receipts
Four rules that protect your money
- Every rupee you pay us is issued a numbered receipt on branded stationery. If you are not given one, do not pay. Ask for it, in writing, every time.
- Payments are accepted only through our officially notified accounts or at our office. We will never ask you to send money to an individual's personal account.
- We will never ask you for a bank password, ATM PIN, one-time passcode (OTP) or card CVV. Anyone who does is not us.
- Before any large transfer, confirm the account details by voice call on the number published on our website — not on a number sent to you in a message.
Token money and advances are held and accounted for as documented in your receipt. The refund position on a token is governed by the written agreement between you and the seller; we will set it out clearly before you pay, and we will not hold your money or documents without a written record.
10. Fraud & impersonation
Property fraud is real in this market, and the name of any established firm can be misused. Please note:
- Our brand always appears as the full lock-up "Shaheen Estates". A page, board or profile using "Shaheen" alone is not us.
- Our official website, social accounts and WhatsApp number are the ones published on www.shaheenestates.com. Treat any other channel as unverified until you have confirmed it with our office.
- If you receive a message claiming to be from us that asks for an OTP, offers a guaranteed return, or creates urgency ("last plot", "rates increase tomorrow"), it is not from us. We do not use artificial urgency.
- Report any suspected impersonation to [ phone number ] or [ email address ] immediately.
11. Your responsibilities
- Give us accurate information about your budget, purpose, timeline and funding source. Our recommendation is only as good as the brief.
- Provide valid identity documents where a transaction requires them, and tell us promptly if any detail changes.
- Read the written recommendation, including the risks section, before you commit.
- Carry out, or instruct a professional to carry out, any independent legal, technical or financial check you consider necessary.
- Do not ask us to conceal a material fact from the other party, to under-declare a transaction value, or to route funds outside a documented channel. We will decline, and we will end the engagement.
- Where you introduce a property or a buyer to us, warrant that you are entitled to do so.
12. Site visits & video walkthroughs
- Site visits are arranged by appointment. Please arrive on time; our consultants often coordinate several visits in a day across the belt.
- You attend a site visit at your own risk. Undeveloped plots, construction sites and agricultural land carry the hazards you would expect — uneven ground, open excavations, machinery, canals and livestock. Follow your consultant's instructions and keep children supervised.
- For overseas clients we offer a live video walkthrough with a visible landmark. The recording is kept on your file and shows conditions at the time of filming only.
- A video walkthrough supplements, but does not replace, a physical inspection by you or someone you trust.
13. Third parties
A property transaction involves parties we do not control — sellers, buyers, housing societies, developers, builders, banks, the revenue office and the registry. We coordinate with them on your behalf and we chase them, but:
- We are not responsible for their delays, decisions, charges or defaults.
- Approval status, NOC status and development progress are theirs to determine and can change after we report them.
- Where we recommend a lawyer, surveyor, contractor or other professional, we do so in good faith. They are engaged by you and are responsible for their own work.
14. Intellectual property
- The Shaheen Estates name, logo, taglines, "Site Verified" badge, listing creatives, photographs, drone footage, videos, market reports and website content are our property, protected by copyright and trade mark law.
- You may view and share our public listings as published, with attribution. You may not copy, re-upload, crop out our branding, or use our photographs or footage in your own or a competitor's advertising.
- You may not scrape, bulk-download or reproduce our listing database, in whole or in part.
- Documents we prepare for you — the recommendation sheet, comparison sheet and verification note — are for your use in your transaction. Please do not circulate them publicly.
- Where you give us permission to publish a testimonial, photograph or video of you, you may withdraw that permission at any time by writing to us, and we will remove it from our own channels.
15. Use of our website & channels
You agree not to use our website, forms, WhatsApp number or social channels to:
- submit false, misleading or someone else's contact details;
- send bulk, automated or abusive messages;
- attempt to gain unauthorised access to any system, or to interfere with its operation;
- post unlawful, defamatory, political, sectarian or divisive content on our pages.
We may remove such content and block the sender. Our website is provided on an "as available" basis; we do not warrant that it will be uninterrupted or error-free. Links to third-party sites are for convenience and are not an endorsement.
How we handle the information you submit is set out in our Privacy Policy, which forms part of these terms.
16. Limitation of liability
We accept responsibility for our own work — for the checks we said we carried out, for the accuracy of what we reported, and for handling your money and documents properly. Nothing in these terms limits our liability for fraud, for dishonesty, or for anything that cannot lawfully be limited.
Subject to that:
- We are not liable for a fall in property value, a missed appreciation, a delayed possession, or any other outcome of a market movement or of a third party's conduct.
- We are not liable for a loss arising from information you did not disclose to us, or from your decision to proceed against our written advice.
- We are not liable for indirect or consequential loss, including loss of profit, loss of opportunity or loss of anticipated savings.
- Where we are found liable in connection with an engagement, our total liability is limited to the fee or commission we received for that engagement, except where the law provides otherwise.
- We are not liable for a failure caused by an event beyond our reasonable control, including a change in government or society policy, a natural event, an outage, or a suspension of transfer or registry services.
17. Ending the engagement
Either of us may end an engagement at any time by telling the other in writing. Where you end it, you remain liable for any fee already earned and for costs properly incurred on your instructions.
We may decline or end an engagement — and we will explain why — where we are asked to misrepresent a property, to conceal a material fact, to handle funds outside a documented channel, or where continuing would put our name or another client at risk.
Ending an engagement does not affect sections 5, 8, 14, 16, 19 or any other clause intended to survive it.
18. Complaints
If something has gone wrong, tell us. Write to [ email address ] or message [ WhatsApp number ], marking it "For the attention of management", with your name, the property or file concerned, and what you would like us to do.
We acknowledge within 3 working days and give a substantive response within 30 days. A named senior person will handle it — you will not be passed back to the consultant you are complaining about.
19. Governing law
These terms are governed by the laws of the Islamic Republic of Pakistan. The courts at Sargodha, Punjab, will have exclusive jurisdiction over any dispute arising from them or from our services.
Before starting proceedings, both of us agree to attempt resolution in good faith through our complaints process, and thereafter through mediation if either of us proposes it.
If any part of these terms is found unenforceable, the rest continues to apply. These terms, together with our Privacy Policy and any written engagement letter or recommendation sheet issued to you, form the whole agreement between us. Where a written engagement letter conflicts with these terms, the engagement letter prevails for that matter.
20. Changes to these terms
We review these terms every six months, and whenever our services or the law change materially. The current version is always published at this address with the effective date shown at the top. A change does not affect an engagement already under way — for that, the version in force when we started continues to apply.
